Matching Cleaning Methods to Your Materials

The same wand that safely rinses a concrete drive will carve mortar, chip paint and drive water behind siding. There's no universal exterior cleaning method — only the right one for the surface in front of you.

There's no universal exterior cleaning method. Match the approach to the surface: durable, sound materials like concrete and hard brick tolerate more pressure, while anything soft, painted, jointed or seamed wants a gentle soft wash — a suitable cleaning solution, a soft brush and a low-pressure rinse. When unsure, treat the surface as delicate. You can always escalate; you can't undo eroded mortar or water forced into a wall.

The pressure washer is the most misused tool in exterior maintenance, and it's misused for an understandable reason: it feels decisive. The grime lifts, the stripe of clean surface appears, and it seems like proof you're doing it right. But that satisfying result is exactly what makes it dangerous. The same wand that safely rinses a concrete driveway will carve soft mortar, chip a paint film, dent light metal and blast water up behind lap siding where it sits and rots the sheathing. Cleaning an exterior well isn't about owning better equipment. It's about reading the surface in front of you and reaching for the method it can survive. This is a decision guide for doing exactly that.

Think of surfaces on a spectrum

Instead of memorizing rules for dozens of materials, it helps to picture a single spectrum running from durable to delicate. Where a surface sits on that spectrum tells you almost everything about how to clean it.

At the durable end are dense, sound, unpainted masonry surfaces — a solid concrete slab, hard modern brick in good condition. These shrug off moderate pressure because there's nothing soft to erode and nowhere for water to hide.

In the middle sit surfaces that are tough but have a vulnerability — brick with aging mortar, textured stucco, fibre-cement siding. The material itself is hard, but a joint, a coating or a seam can be damaged by an aggressive stream. These want a moderate, careful hand and often lean gentle.

At the delicate end are soft, coated, jointed or thin materials — painted wood, soft metal, vinyl and aluminium trim, old or historic surfaces. Here, high pressure does damage faster than it cleans, and the correct method is almost always a soft wash.

The whole skill is knowing where your surface sits — and remembering that a material's position can shift with age. Reading the surface: three questions

When you're not sure where something sits, three questions place it quickly.

Can water get behind or into it? Lap siding, mortar joints, seams, window surrounds and any jointed assembly can channel water into places it should never reach. If a stream could drive water inward, treat the surface as delicate regardless of how hard it feels.

Is there a finish that can be stripped? Paint, factory coatings and sealers are sacrificial layers. High pressure chips and peels them, and once the finish is breached, water reaches the vulnerable substrate underneath. Coated surfaces almost always favor the gentle end.

Is the material itself soft? Light metals dent. Wood fibers tear and fuzz. Older masonry crumbles. Softness alone pushes a surface toward soft washing even when there's no coating and no seam.

Answer those three and you've placed the surface without needing a lookup table.

A few of these deserve a note. Copper is a special case — its patina is a protective, desirable finish, so the goal isn't to scrub it back to shiny but to rinse away only what's fouling it. Asphalt shingles combine two reasons for caution: the granules are the shingle's UV armor and high pressure strips them, and roof work is height work best left to professionals. And anything historic or already deteriorating drops a full category toward delicate no matter what it's made of.

Let the chemistry do the work

The instinct with a stubborn stain is to turn the pressure up. The better move, on nearly every surface, is to let a suitable cleaning solution do the lifting so you can rinse at low pressure. This soft-wash logic — apply, dwell, agitate gently, rinse — cleans more thoroughly than brute force because it kills and loosens organic growth at the root rather than skimming it off the top. It's why a soft wash often keeps a wall clean longer than a pressure wash does.

The method has its own discipline. Apply solution from the bottom up to avoid streaks, but rinse from the top down. Work in shade so the solution doesn't dry on the surface. Test any stronger cleaner on a hidden patch first, because the product that rescues one material can etch, discolor or corrode the one beside it — and keep bleach and acids off metal, plants and adjacent surfaces. Never let runoff pool against foundations or landscaping.

When to stop and call someone

Some jobs aren't a method problem, they're a safety or expertise problem. Roof surfaces, upper stories and anything requiring a ladder at height belong to professionals with the right equipment and footing — the cleaning method is beside the point if the access isn't safe. The same goes for delicate historic materials, where the cost of getting it wrong is high and often irreversible.

The unifying idea is modesty. Start gentler than you think you need to, watch how the surface responds, and escalate only if it's clearly safe. You can always clean a stubborn spot again. You can't un-erode a mortar joint, un-strip a paint film, or pull water back out of a wall. Common questions

Why can't I just use one pressure setting for the whole house?

Because your house isn't one material. A pressure that's fine on sound concrete will erode mortar joints, chip painted wood, dent soft metal and force water behind siding. Exterior surfaces sit on a spectrum from durable to delicate, and the tool has to move down that spectrum as you do. One setting for everything guarantees you're either too gentle to clean the tough surfaces or too aggressive for the fragile ones.
