Not every piece of trim faces the same weather, and knowing which spots take the worst of it tells you where to look first.

Reading a painted board
Because most exterior trim is painted or stained wood, it collects what settles on any coated surface, and a little translation tells you whether a mark is cosmetic or a warning:

- General dulling and grime, worst under eaves and near grade.
- Chalking, a powdery film as some paints age.

Organic growth and grime rinse away with mild cleaning. Tannin, knot bleed and rust need targeted treatment and usually a fresh coat once the cause is addressed. Persistent staining at a top edge, though, is less a cleaning issue than a sign that edge is staying wet.
Washing without feeding the rot
The aim on trim is to clean without driving water into the exact places you spend the rest of the year trying to keep dry. A gentle, chemistry-first routine does that:
- Rinse from the top down with plain water to loosen dust and dampen the surface.
- Apply a mild detergent or trim-safe cleaner, matched to the stain.
- Agitate with a soft-bristle brush, working the flats and easing into the corners without gouging; never a wire brush.
- Let it dwell briefly per the label, keeping it from drying on the surface.
- Rinse gently downward, deliberately steering water off the top edges and out of the joints and end grain.
- Test any stronger cleaner on a hidden spot first, and keep bleach and harsh products off plants, metal and adjacent materials.
Pressure washing needs a light hand here. Trim's corners, miters and end grain are exactly where a concentrated stream drives water into the wood, and a hard jet can splinter softer species and lift already-loose paint into a much larger repair. If any pressure is used, keep it modest, use a wide tip well back, keep it moving, and aim downward and along the boards rather than up into the top edges. The two habits that actually save trim
Strip away everything else and trim care reduces to two things done consistently:
- Refresh the finish before it fails. Repaint or restain when the coating dulls, chalks, cracks or thins — especially on sun-facing elevations and every horizontal surface. Waiting until bare wood shows means water is already in.
- Seal the end grain and joints. Keep board ends sealed and the right miters and joints caulked. This is the single most valuable habit trim has, because an open joint is a direct pipeline into the board.

- Peeling or blistering paint — moisture trapped behind the finish.

- Open miters or cracked caulk — a water path into the board.
- Cupping or splitting boards — moisture cycling in the wood.
